PRE DEVELOPMENT
Due Diligence – initiate project feasibility studies, civil design and review coordination, AHJ requirements.
Building the Project Team – contract negotiations, collaboration.
Evolving Budget and Design – form vs. function vs. cost.
Monthly/Quarterly Development Reporting
PROJECT DESIGN, COORDINATION, PLAN REVIEW
Basis of Design – project specific with owner preferences.
Project Design Timeline – schedule from concept to DD to CD.
AHJ Plan Review and Coordination – ensure timely and complete permit review comment responses.
CONSTRUCTION PHASE
Progress Meetings – intended for review of previous minutes and next steps, not prolonged problem solving. Weekly progress reporting.
Project Documents – budget, schedule, RFI, submittal, design change, change order and pay application review and appropriate action.
Problem Solving - an ongoing, often daily process. Many problems should not appear on the meeting agenda except noted work session progress.
Quality Assurance – close in and acceptance inspections, turnover to operations, training coordination – owner quality assurance specification.
CLOSE OUT
The Last 10% – maintain team focus.
Final Documents – coordinate delivery of as built plans, certifications, surety release, operations and warranty information.
Final Requisition/Invoicing – negotiate, document and recommend final distribution of funds.
